Ah the summer…my favorite of all seasons. The frenzied buyer’s spring slows a little as the summer approaches and many buyers focus their attention on the little one’s home from school. The days get longer giving buyers who work late more time to get out and look at properties after work. Many buyers continue to look through the summer but do not look for homes as tenaciously as the beach, pool, or the neighbor’s bar-b-que starts to look more appealing as the sweltering summer sun rays beat down. The inventory during the summer is at its all year high giving buyers the largest amount of homes to look at as they cruise around hopefully in their agents air conditioned car. There is still healthy competition for buyers in the summer especially since there are so many homes on the market but it is less intense than in the spring; and many of the houses on the market have been sitting for a few months so sellers are more prepared to deal with buyers.

The kids are back at school and the days grow shorter again as the leaves change and the colder air begins to creep in. Fall is the perfect time to see the season’s most dramatic change and the real estate markets most dramatic change as well. The busy spring and summer buying season comes to a sharp halt in September as the kids go back to school and buyers are less apt to want to move homes as the weather turns. The summer inventory stays relatively steady with a small decline from disillusioned sellers whose homes have been sitting on the market for months and owners that are less apt to show their home during temperamental weather pull their homes off the market. Disillusioned sellers usually mean more flexibility for buyers in negotiation. The amount of buyer competition drops dramatically in the fall as well as parents need to be home by the time the kids get off of school and busy their evenings with homework and dinner. The fall is my favorite time to shop for a home but I have no children and no limitations regarding school schedule and having to be home in the evening. Another consideration is that you start to race to keep the sunlight as you look at properties in the fall as the days get shorter.

Thinking about buying in Lake Tahoe? First you must decide which side of the lake to live on. South Lake is the side of Lake Tahoe most people vacation.
South Lake has more restaurants, movie theaters, and all night entertainment. Located on the California side of Lake Tahoe South Lake has some casinos by the Nevada Border. Along the shoreline of the lake is public beaches and shallow lake water for wading and launching shallow boats. North Lake Tahoe has blue clear Caribbean like waters, unlike South Lake Tahoe who’s shallow water has a brown color from the mud. North Lake Tahoe is located on the Nevada side of Lake Tahoe where buyers can enjoy the benefit on Nevada’s low taxes. North Lake Tahoe is more relaxed and has less noise and traffic from tourists. North Lake has few chain restaurants most are independently or family ran and offer a diverse array of food you can’t get any where else. Buying a home in North Lake Tahoe in cities that are private communities such as Incline Village you get the keys to more then just your new home. In Incline Village North Lake you get access to all three private beaches (Ski Beach, Incline Beach, and Burn Cedar Beach) and you can launch your boat or water toy for free with ease. Incline Village also has two golf courses the Mountain Golf Course and the Championship Golf Course with discounted fees for local property owners and free tee time after 5:00pm. Ski at a discount as a local at one of the two ski resorts Diamond Peak which has it’s own daily shuttle that picks up locals or Mount Rose Ski Resort. In Incline Village you are only 15 minutes away from Squaw and Northstar Ski Resorts.
When comparing the two sides I chose North Lake. I love the crystal clear blue water and I like avoiding the party crowds when I go to the beach or go out for a good meal. What do you think?
